Remodeling Dos and Don’ts

by Jan Delimont

There are many remodeling Dos and Don’ts to examine before undertaking a project with regards to your Coos Bay, OR real estate investment.  Underscoring any remodel is a homeowner’s financial position and commitment to the home.  If a remodel is being conducted to create a livable space to be enjoyed for some time and money is no object then remodel choices are not necessarily subject to an analyzing of the return on investment.  If money and value are important and the home will be sold after a remodel takes place then paying attention to current trends and cost vs. value reports is important.

Don’t go over the top.  No matter what the remodel, whether it is a kitchen, bathroom, or addition, going over the top with finishes, appliances or accessories will automatically reduce the return on your investment.  It is important to keep in tune with your neighborhood.  If you are in a gated luxury community then your finishes do need to be high end.  You don’t want to have the most luxurious house in a neighborhood because you simply won’t get the return on your investment.

Do go green.  Improving your home’s efficiency and impact on the environment can reduce monthly bills and make a home more appealing to potential buyers.  It is important to remember that green is in.

Remodeling a home is carried out for one of two reasons: to add value or to make a home more livable.  Knowing your reason for a remodel will factor into your choices.  In the end, however, most people want to add value not reduce value in a home.  Find out what is going on in Coos Bay, OR real estate by contacting Jan Delimont, a Coos Bay Realtor, to get the most out of your Coos Bay, OR home for sale.  Jan Delimont can be reached at 541-290-1850 or by email today.

Frustrations with Short Sales in Coos County

by Jan Delimont

Frustrations with short sales in Coos County could easily be the reason so many homes head to foreclosure. The lengthy time frame to complete a short sale, combined with hanging in the balance waiting for the mercy of the lender is wearing to say the least. A short sale can be a great way to avoid foreclosure and save a credit rating, but it often takes thick skin and a whole lot of patience.

One of the most frustrating things about a short sale in Coos County is the fact that if the home were already foreclosed upon it could be sold immediately, possibly for less than it would sell for a short sale price, so why won’t the bank simply agree to a short sale? Either way the bank is losing money, why go through the foreclosure process if the home could be sold as a short sale? Be prepared. Have proof of what your home is worth in today's Coos County real estate market and demonstrate that accepting the short sale is in the lender’s best interest.

A short sale has a much better chance of occurring when an experienced Coos County REALTOR® is involved, such as Jan Delimont. When connections exist the short sale process tends to run more smoothly. Contact Jan Delimont today at 541-290-1850 or by email to make sure your short sale in Coos County goes according to plan.

Selling a Coos Bay Home While Living in it as a Family

by Jan Delimont

Selling a Coos Bay home, or trying to sell a home, while still living in it as a family is not without its challenges. One of the primary responsibilities of a home seller is to keep a home presentable, which means clean, neat and organized so that at any given minute a potential buyer can come in and view your home at its best. Talk about stress.

Anyone with children has experienced toys taking over his home at some point. Even small babies, unable to move, somehow amass a trove of toys, books, play mats and more, quickly taking up valuable living room space. When trying to sell your Coos Bay home, dealing with these toys is of the essence.

The best plan of attack when dealing with a family’s vast amount of “stuff” is to pack away unneeded items. These items can be stored and appreciated that much more when unpacked in a new home. While this is clearly a much easier task for adults, its is a great way for the entire family to be involved.

As for toys that cannot be abandoned for any length of time, storage baskets could turn out to be a home seller’s best friend. If a showing has just been announced simply throw all toys in baskets which can be neatly parked along a bedroom wall, in a closet, or in the garage. An easy alternative is the best way to avoid stress when showing your home.

Outdoor Spaces are In

by Jan Delimont

When it comes to real estate, outdoor spaces are "in".  The past few years have seen big changes in outdoor furniture alone.  All-weather wicker and resin has helped create outdoor couches, settees and sectionals, turning a deck or patio into an outdoor living room.  In addition the outdoor kitchen has been catching on, taking the outdoor grill and running with it.

It is not uncommon to find a built-in cooking area in an outdoor are of a home that includes a grill, oven, cook top, refrigerator and counter space.  People have expended their homes to include the outdoors making it not just a place to sit and read a book but also a place to entertain and entertain comfortably.

Making improvements to the exterior of your property can appreciate the value of your home.  In an age where many people have adjusted their priorities to include entertaining at home, the added space that the outdoors provides is being utilized in a new way.  An outdoor living room can catch a buyer's eye, adding useful space and entertainment value at the same time.

Vacation Real Estate, It's What's Selling

by Jan Delimont

Vacation real estate appears to be what is selling. A recent article in the Wall Street Journal noted how vacation property and second home markets are starting to see activity. When real estate is suffering all over the nation what is making vacation real estate loosen up? Low mortgage rates and bargain prices. While volume is way up in certain sought-after areas, prices are down and that is bringing buyers in, buyers who don’t want to miss the opportunity to buy a vacation home.

The key is patience and an absence of emotion. The true deals are being bought by patient buyers who are submitting offers until they succeed in finding sellers who are willing to accept a low price. A lot of vacation properties are being bought by cash buyers who are in a position to offer a quick closing with no financing contingencies. As the economy improves so do the piggy banks of the wealthy, who are all too happy to buy a second home in a desirable location.

by Jan Delimont

Anyone selling a Coos Bay Oregon home gets excited with the anticipation of receiving an offer, how to approach it can be another story. When your Coos Bay Oregon Realtor, like Jan Delimont, calls you with an offer and sends it your way it is important to peruse the contract with a discriminating eye. Look over every detail and try to keep the following in mind:

  • Take the emotion out. It is understandable that you are attached to your Coos Bay Oregon home, you might think it is worth every penny you are asking for it, or you might disagree with inspection items. You decided to sell your home, take your attachment away from it and sell it from a real estate perspective.
  • Prioritize. What is most important to you as the seller? Closing quickly? Price? Inclusions? Financing?
  • What are the buyer’s priorities? If closing quickly is key then maybe you can get closer to your asking price by offering to move up the closing date.

Listening to your Coos Bay Oregon Realtor can be extremely helpful and important during the selling process, from pricing your home to walking through a contract. Look over the details of the contract you receive, make notes, examine the contingencies and ask questions. Selling Your North Bend Home? How Does it Look?

by Jan Delimont

If you are selling your North Bend home you should pay careful attention to how it appears to the naked eye.  While you certainly shouldn't judge a book by its cover it is terribly hard not to when it comes to Oregon Coast real estate, and a potential buyer's first impression is everything.  It is important to remember that the first impression begins with the exterior of your home.  The curb appeal of your home should not be overlooked.

While painting a home should hardly be a deal-breaker, peeling paint is not going to lure a buyer in to wanting to look at the interior of your home.  Peeling paint on the outside makes one wonder what has been neglected on the inside.  As a seller it is important to know that exterior work, from replacing siding and doors to cleaning the windows, can often recoup the best return when it comes to selling a home.

What a buyer sees could very well be what a buyer gets, and if you want to sell your home it is extremely prudent to make it look its best.  Exterior care leads one to believe that interior care has been attended to as well.  Pay attention to your North Bend home's curb appeal, and with the help of your North Bend Realtor, Jan Delimont, you may get more showings on your Coos Bay, Oregon Coast, or North Bend home for sale.  Contact Jan Delimont at 541-290-1850 or by email today!

Smart Decisions for Living Greener During the Holidays

by Jan Delimont

There are a number of smart decisions Oregon coast home owners can make to live greener during the holidays, choices that will not only make people lessen their impact on the environment but also add a little zip to your holiday spirit. The holidays breed good will toward men and the spirit of giving, and there is no need to ignore the environment in the process.

Wrapping paper. Wrapping paper no doubt creates the most garbage during the holiday season and choosing recycled or reusable materials is easier on the landfills. Fabric makes a great wrapping and can be used again for further wrapping or to make something out of.

Christmas trees. Christmas tree farms grow trees strictly for Christmas time, lessening the effects that could come from chopping a tree down in a forest, its natural environment. Choosing a farmed tree is kinder than cutting one down.

Recycle your tree. Most neighborhoods have areas designated as Christmas tree drop-off sites. Dropping your tree off will enable it to be turned into mulch or returned to the environment in a different way.

These are just a few ways to lessen the burden we make on the environment during the holiday season. We live in a consumer society, something we are all guilty of, and the holidays represent a time of greatest impact. It might just lift our spirits to do our part toward easing the impact during this busy time of year.

Jan Delimont, an Oregon coast Realtor, would love to help you find your perfect Oregon coast home for sale.  For Happy Holiday wishes and answers to your Coos Bay OR real estate questions, please contact Jan Delimont at 541-290-1850 or by email today.

Coos Bay Home Owner Benefits

by Jan Delimont

Many people grow up assuming that they will own a home one day, and while the days of taking everything for granted may appear as days gone by, Coos Bay OR home ownership is a viable dream that has its benefits.  Recent reports show that those who own a home are often more financially stable than those who have stuck to renting.

If you have been considering Coos Bay home ownership here are some of the benefits you could expect from your endeavor:

Affordability.  Right now OR home ownership is at the highest affordability level seen in years.  The historically low interest rates, high inventories and low home values have created an ideal buyers market.

Community.  Owning a home helps create roots in a community.  Neighborhood involvement, dedication to local education, and community spirit all seem more prevalent for those who own homes and are dedicated to making their neighborhood a better place to live.

Tax break.  While there is talk about putting an end to the mortgage interest deduction, for the time being the tax law is still in effect.  The ability to write off mortgage interest paid is an added bonus of home ownership that you will especially appreciate come April 15th.

Ownership.  While you may start off by financing your home, if you stay in it long enough it will eventually be yours.  Having your monthly payments go toward owning a home, rather that making your landlord richer, is a great accomplishment.

Equity.  Owning a home is typically like owning a giant piggy bank.  Homes typically appreciate each year, making your home more valuable the longer you stay in it.

Home ownership is still seen as a beneficial move and when it comes to southern Coos Bay real estate there couldn't be a better time to be a buyer.  For those who have steady income, money set aside for a down payment, and the desire to stay in an area for the next two to five years, it might just be time to jump off the fence and let Jan Delimont, a Coos Bay Oregon Realtor, find the perfect starter Coos Bay home that meets your needs today.

Advice for Selling Your Home During the Holidays

by Jan Delimont

There are many things to think about when selling your Coos Bay home during the holiday season. It is hard to believe that the holiday season is upon us. The day after Thanksgiving marks shopping, with waves of holiday shopping specials, sales and more. The day after Thanksgiving also marks a time when many people begin the search for the perfect Christmas tree. When decorating your home and preparing it for the holidays there are a few tips to remember that will keep it safe and help avoid any holiday pitfalls.

When using lighting for holiday decorating remember that strings of lights are designated indoor or outdoor and should be used as indicated. In addition no more than three strands of lights should be used per extension cord. Try to keep your cords organized and out of sight from people, as with any time of year the neater your home appears for a showing the better.

Another thing to consider regarding holiday lighting is turning them on and off. Realtors or anyone else who may be showing your home should be instructed to turn lights off when they leave.

Choose the freshest tree you can find, the drier the tree the more flammable the tree. Christmas tree lights are the cause of countless house fires, don’t let yours be one of them.

The holidays are a busy time of year, filled with cooking. Make sure your appliances are turned off when you are finished baking or cooking.

Lastly, the holidays are a time when theft is at its peak. Do not announce your vacation on your answering machine or by a note on your door. Make sure your Realtor doesn’t let anyone know that your home is empty. If people think you are home or coming home soon they will be less likely to target your house.

The holidays are an enjoyable time, take care of your home and help make the time as stress-free as possible!
